Transfer of ownership of house from grandmother to grandson after her death

Hindu family Tamilnadu - My grandmother (widowed) died recently and she owns a house, she has 2 male children. My father and his brother. I am the only child of my father and he's alive. My father's brother died a few years back and he has 2 daughters and his wife is still alive. As per my knowledge myself, my father, and the 2 daughters of my father's brother would be legal heirs. My father doesn't want to get a share of the property. The two daughters of my father's brother (one daughter married a year back now has a baby of 3 months and the other one is 19 years old) is ready to transfer the property to my name in return for some cash. What is the step-by-step procedure to do it and will the daughter's baby have a right to claim a share un future? Kindly advice
