purchasing property at anekal, bangalore

site n0.111, 4740 sq ft, conversion order no ALN.SR(A)401/95-96, issued by asst.commissioner ,bangalore, and layout plan is approved panchayat office,marsur,anekal and the property is mortgaged to bank and mortgaged deed is signed by owner they provide the following documents 1) EC from 1977 to till date and it's absolutely fine 2) official conversion order copy 3)layout approval copy by panchayat 4)sale deed is fine now, is it safe to buy this property and if i purchase will i get e-khata certificate. if it's not safe give me the reason

Hi, In principal, it looks good as you have explained the chain of documents. As the property got mortgaged with the Bank, the Bank might have done the due diligence in terms of title. In addition to that, you have to check with the concerned Bank for available documents in original with the Bank. And also ensure regarding latest e-Katha and Tax paid Receipts in the name of present owner. Please do find out in regard to on going litigation about the property, if any.
