Property tax not paid by land owner on flat purchased by me

I purchased a flat in Feb 2022 from a Landowner who had given his land to the builder for construction of property. So the agreement was between me and landowner. Later after Khata transfer, I got to know that property tax for 2020-21 and 2021-22 is still pending to be paid. When I checked with landowner, they are saying that since post Khata Transfer I only need to make all property tax payment irrespective of from when it was due. As per Sale Deed - "The Purchaser/ s shall be liable to pay municipal property taxes in respect of Schedule 'C' Apartment from the date the same is separately assessed to municipal property taxes or from the date of registration of this Sale deed and receiving possession whichever is earlier." Ned help on this.

From the given facts, the terms of the Sale Deed clearly implies that property tax for 2020-21 and 2021-22 has to be paid by the landowner. You may issue a legal notice to the landowner for "breach of contract".
