Property Registration for resale (Bengaluru)

Hi, I've finalized the resale 2bhk property (in Bengaluru) and given the token amount (agreement of sale is done). Seller is already living in the flat. Seller will be giving possession to me in the end of Oct 2022 while he is insisting to make full payment and do the registration at 1st week of October. They don't even ready to pay the rent till the time they stay. Is it safe to do property registration without the possession? I am bit worried if I make payment without the possession and what if I don't get the possession at promised time. What would be the best practice in this in this issue please suggest .
