Hi There, We have got an offer to purchase a flat in Nerul, Navi mumbai. Owner of this property recently expired and his wife want to sell property...Name transfer of this property from husband to wife in process. If we start purchasing this property before Name transfer complete, is there any risk? We understand to have MOU between seller (Wife and child) and buyer with 50% of payment and rest during registration once Name transfer completed..Is this safe approach to take or any other option we can choose?

For safety also procure a NOC from the society that there being no issue of wife selling the property
