Neighbor grabbed my land through fraud documentation 14 years back

We are absolute owners of 600 square yards since 1946 through a registered deed with easement rights. There are three issues 1.My south side neighbor encroached 90 square yards on my south-side and constructed a house with approved building plan, sold to third party in 2009 by claiming excess extent (310+90=400) than what she acquired in 1982 (310 square yards). 2.The same neighbor grabbed 60 square yards of my land on west-side by blocking my right of way, claiming as "Absolute Possession Enjoyment Rights" without mentioning any Chain of Documents or previous source, gift deeded to her husband in 2008.They constructed a house in 2009 with approved building plan. They are still living in it, further they mortgaged house for Rs 2, 00,000/- with a bank and leased terrace to a Cell Tower installation for 15 years. Panchyati authorities had approved the building plan without proper scrutiny and not insisting on link documents. They are not showing documents or forward for a joint land survey. Recently we came to know the above things while fixing boundary pillars of our site. Whether Limitation Act and adverse possession affect my legal rights ? How recover my land.
