My father purchased 5 acres of agricultural land from Person X in 1996 in Mysore

My father purchased 5 acres of agricultural land from Person X in 1996 in Mysore outskirts. Person X had inherited the land from his deceased father. He has also a elder sister who is still alive. The sale deed mention that X acquired the land thru "Pithrarjita" and Rtc stood in his name. There is no other document like family tree collected during the purchase nor MR copy nor partition deed. My father didnt much bother about all these during the purchase.Now my question is 1. Does Person X's sister get any rights due to hindu succession act as she had not signed in sale deed nor was any partition deed done during the purchase year 1996.
