Less carpet area mention in the document

In my sale deed, the carpet area is mentioned less than what actually I acquired. The carpet area is 210 sqft but in the sale deed, it's 190 sq ft. Builder is saying that it is mentioned according to the plan pass. Will it create any difficulty for me while resale? Can I take legal action against the builder?
