how to claim right to plot in late aunt's name with 6 legal heirs

My late aunt has a self earned property registered in her name with sale deed. she didndt leave behind any will. Patta of plot is not transferred in her name it is in the name of previous owners of plot but clear registered document and sale deed is in her name. Five out of 6 legal heirs have agreed to give the rights to title of the property to one legal heir, how it can be validated legally and how to register this plot as partition deed or any other type of deed in the name of one legal heir with the consent of other legal heirs

There has to be relinquishment deed by each and every legal heir.
A family settlement deed can be entered between all the legal heirs and same be registered.
