Common Entrance issue in a shared property

This property has 3 equal parts from front to back in a line. Front two portions have been taken by one party and the last part is taken by another. The problem is over the entrance for the second party. First party is denying him the passage. Now the second party has filed a case over the first party and all the previous owners of that property. What is the way out in this case and who has to be held liable of the dispute?
