can a outsider enter through our lobby and gate to go towards his room

we are living in a joint undivided property and on a floor we are having majority of area and lobby area where as one room was with brother who sold his share along with that room to an outsider who isn't living there but comes every now and then and enters through our door and lobby area. can we do something to not allow from our area an make seperate entry from back side? is sec44 of transfer act applicable in our case?

Sec 44 of Transfer of Property Act pertains to right of transferee in case of transfer of a co-owner transferring his share in a property.
Therefore, if the transferee is not a member of the family, he is not entitled to joint possession or other common or part enjoyment of the house.
If your house is a joint undivided property, the new owner is not entitled to use common lobby or door for entry.
However, there must be a separate entry and exit area which he can use.
