Bought and illegal possession of road agreement

Good Day, I have bought a land on 2011 in Odisha. There was a small land infront of my land. I took road agreement for that land from the land owner and paid 1.10 lakh for that to the land owner in cash. The land is about 100 ft long and 20ft wide. But problem is that, the actual agreement should be written as 40ft x 20t . But in the road agreement its written as 40ft x 40 ft, even in the tracing. When we took road agreement, at that time he has aquired 40ft x 40 ft, that's why its written as 40ft x 40ft in the road agreement. The road agreement was done infront of the magistrate(Like dalil / Deed), not in the notary. But in 2020, the land owner has sold that land to another person. That person bought this land purposely to make us trouble. Now he is saying the road agreement is not right as in the tracing its written as 40ft x 40ft, actually the land is not 40 ft wide at any place. Now he plans to start construction on that land where I took road agreement. Kindly advice what can I do to get my road. Thanks a lot for your kind advice.
