Agreement between builder and purchaser.

I did agreement on 50 RS stamp with builder on date 14 July 2022 to purchase flat. Before 15 days of agreement they had given me booking form where they mentioned all amenities such as moduler kitchen, down dealing wall paper etc. But at the of agreement they took original booking form from me and also in amenities are not mentioned in agreement and we both sign the agreement. Next day I asked him to provide booking form soft copy as a proof they denied and after sometime they got agreed to provide booking form soft copy. Then they lost trust in my eyes and I said I don't want to purchase flat anymore and from my side please consider deal is cancelled. Also in agreement I had given bank check of agreement amount 3 lakh and yet check is not in clearance stage so I stopped the check also in bank. In agreement it's mentioned that if I gets back out then they will deduct 50% of agreement amount. In this case my check would be bounced. Can they take any action against me.

Is there any written communication as towards cancellation of the agreement? If not then you have to make a written communication that the agreement is cancelled and specifically state that the cheque given to them stands cancelled. Also, state that since the payment is yet to be encashed, you are under no obligation to abide by the terms of the agreement.
